Logistics facility in Gothenburg handed over to Verdion
Recently we completed a logistics facility in Gothenburg, Sweden, and handed it over to the client, Verdion. The facility spans 17,500 square meters and is designed to accommodate two or three tenants. Verdion maintains high quality standards for its properties, evident in both material choices and aesthetic design. Throughout the project, we enjoyed strong collaboration with our client, ensuring that all requirements were met.
Constructed with a shelter
Before construction could begin, an older building on the site had to be demolished. It contained a shelter, so the Swedish Civil Contingencies Agency (MSB) required it to be replaced. Given the scarcity of new shelter construction in Sweden today, it was challenging to obtain the correct specifications and design directives. The facility now includes a space adapted to accommodate 120 people in a wartime situation. Currently, the area is used for changing rooms, showers, and toilets, but it is designed to allow the interior, ventilation, and other components to be removed and replaced within 48 hours with equipment from the shelter storage also housed on the premises.
BREEAM certification
Initially, the plan was to certify the facility under BREEAM Very Good. However, the ambition level was raised to Excellent, requiring a well-thought-out strategy for maximizing points and identifying focus areas. The demolition of an existing building on-site contributed, allowing for the use of recycled ballast in the foundation. Building on previously utilized land also adds extra points in certification. Thanks to a clear structure for waste management led by the site management team, an impressive level of sorted waste has been achieved—98.4 percent.
Great emphasis has been placed on the assessment areas of Leadership & Management, Health & Wellbeing, and Energy to create a high-quality building that’s a pleasant work environment. Additionally, trees, perennial beds, and birdhouses have been added on-site to promote biodiversity. The compilation of certification documentation is currently underway, with our assessor reviewing it continuously before submission to the Sweden Green Building Council early next year.
Our second project for Verdion
Collaborations that span multiple projects are always extra rewarding. Earlier this year, we completed a logistics facility in Vaggeryd for Verdion. It is slightly larger than the Gothenburg facility, but also built to the same high standards.
